What a lender wants to see before your hotel deal gets a look
Most hotel loan requests stall in the first week, and usually it isn't the deal. It's the package.
Lenders want to read the same story in every document. The trailing 12-month operating statement shows what the hotel actually earns today. The STR report shows how it performs against nearby competitors. The capital stack shows who is putting in what. The renovation budget shows what the money is for.
When those four line up, a lender can review the deal. When they don't, the lender's first call is a list of questions.
Before you ask anyone for money, check three things. Do the numbers in your summary match the T-12? Is the renovation budget tied to a schedule and a contractor bid? Can you explain your equity in one sentence?
That isn't financing advice. It's how a deal gets read.
